Why Builders May Be More Motivated To Sell Than Homeowners in the Sandhills

by Chris & Beth Nyce

When the housing market shifts, here is something most homebuyers don't think about: everyday homeowners and homebuilders don't respond to changing market conditions the same way.

If an existing homeowner in Southern Pines or Fayetteville lists their home and doesn't get the price they want, they often have the luxury of taking the sign down, staying put, and waiting out the market.

Homebuilders, on the other hand, operate on an entirely different balance sheet. They have substantial capital tied up in land, materials, and construction loans. Every completed home that sits unsold on the market costs them money every single day in carrying costs, interest, and taxes.

That fundamental difference is creating significant negotiation leverage for buyers across Moore, Cumberland, Hoke, and Harnett counties right now.

According to the latest data from the National Association of Realtors (NAR), pending home sales dipped 7.3% in September as higher mortgage rates kept many buyers cautious. While that figure tracks existing homes, builders are feeling the exact same slowdown.

The National Association of Home Builders (NAHB) Housing Market Index reported that builder confidence fell to 29 in October—its lowest level in more than a decade outside of the initial pandemic shock. Prospective buyer foot traffic across new construction communities dropped to decade-low levels as well.

As NAHB Chief Economist Robert Dietz recently pointed out, elevated construction costs and higher interest rates are keeping buyers on the sidelines. For builders who need to keep inventory moving before quarter-end, that means sitting back and waiting simply isn't an option.

If you have always assumed builders hold a strict "take-it-or-leave-it" stance on pricing, the latest NAHB industry survey shows a completely different reality:

  • 65% of builders are actively offering sales incentives to attract buyers.

  • 43% of builders have cut prices—the highest share of builder price cuts recorded in over six years.

  • 6% off the base price is the typical average price reduction among builders cutting prices.

In addition to outright price cuts, builders across Raeford, Cameron, and Lillington are offering massive mortgage rate buydowns (often subsidizing interest rates into the 5% range through their in-house lenders), covering substantial buyer closing costs, or including premium upgrades like privacy fences, window blinds, and stainless appliance packages at no added cost.

Here is an insider strategy for buyers shopping new construction around Fort Bragg and the Sandhills: don't just look at the shiny model homes in communities that are just breaking ground. Look for builders who have already-completed, move-in-ready "spec" homes (speculative inventory) sitting on the ground.

A house that is 100% finished and sitting vacant is accumulating holding costs every day. A builder with multiple finished spec homes approaching year-end is often motivated to accept creative terms, substantial rate buydowns, or aggressive closing concessions to get that property off their books.

While builder incentives are powerful, remember this vital rule: the friendly on-site sales representative in the model home represents the builder's financial interests—not yours!

Having your own independent agent doesn't cost you a penny, but it ensures you have someone fighting for your bottom line, negotiating contract terms, and organizing independent third-party home inspections (including pre-drywall and final structural checks) so nothing slips through the cracks.

As proud U.S. Army veterans, we sweat the fine print and advocate hard for our clients every step of the way!
