The Shift in Sandhills Real Estate: Why So Many Sellers in Moore County and Fort Bragg Are Cutting Prices Right Now

by Chris & Beth Nyce

If you’ve been keeping an eye on the local housing market—whether you're looking to upgrade in Pinehurst or you're a military family gearing up for a PCS to Fort Bragg—you’ve probably noticed a trend: "Price Reduced" banners are popping up everywhere.

Nationwide, about 42% of homes for sale are currently carrying a price cut, and we are seeing this shift firsthand across Moore County (including Cameron, Southern Pines, and Aberdeen) as well as the Fayetteville and Raeford markets. In fact, the share of sellers cutting their asking prices has climbed every month for the last seven months.

So, what is actually going on?

Why Are Sellers Adjusting Their Expectations?

With interest rates still elevated and inventory growing, buyers finally have something they haven't had in years: choices and time. Buyers can afford to wait for the right number. When a home doesn't hit that sweet spot right out of the gate, sellers are having to adjust to meet the market where it is. Nationally, list prices have actually fallen about $26,000 from last year's peak.

Here is what this means depending on which side of the closing table you sit on.

For Our Fellow Veterans and PCS’ing Buyers

When you see a price cut on a house in Raeford or Southern Pines, it’s easy to assume something is wrong with the property. Most of the time, that’s simply not true!

What you're seeing is a seller catching up to the current market reality. For military buyers, especially those utilizing VA loans, this is exactly the kind of opening you need. Roughly 7 in 10 markets are now favoring buyers or trending that way. That gives you much more room to negotiate—not just on a lower purchase price, but on seller concessions like covering your closing costs or handling repairs after the home inspection.

Buyer Tip: If we find a home that's been sitting for a few weeks, that seller is often the most willing to talk.

For Our Local Sellers

Seeing all these price drops isn’t a red flag, but it is a clear signal: pricing your home right from day one is your absolute best strategy!

The market has shifted fast enough this year that even a well-priced house in Aberdeen or Cameron can fall behind within a matter of weeks if buyer demand softens. If you find yourself in that position, dropping the price to reflect today's true market value is the best way to bring buyers back to the table.

Flexibility is key right now. Covering some closing costs or being open on closing timelines could be the deciding factor that gets your house picked over the competition.

Navigating the Shift Together

Whether you are selling a long-time family home in Pinehurst or you're an active-duty soldier trying to secure a house before reporting to Fort Bragg, navigating a shifting market requires a strategic approach.

At Nyce Homes, we know that buying or selling a property—especially during a military move—is a major life event. Because we are U.S. Army veterans ourselves, we understand the unique pressures of the PCS process and what it takes to transition smoothly. Our focus is always on making sure you are positioned for success, because to us, it is about the interaction, not the transaction.
